Shopping for a Naples home? If you know you need a mortgage in order to buy, I urge you to obtain pre-approval from a lender first.

As a real estate agent, I won’t take you to see homes until you have that pre-approval letter in hand. Why? Because if you see a home you want to make an offer on, a seller won’t even consider your offer unless it has the pre-approval attached. Put yourself in the seller’s shoes for a moment. As a seller, you want to know the buyer can afford your home. The pre-approval letter confirms that.

Here’s what a lender will need in order to determine the amount of home you can afford:

  • Most recent pay stubs covering a 30-day period
  • Two most recent W-2s or retirement income 1099s
  • Two most recent Federal Tax Returns
  • Most recent statements – checking, savings, investment/retirement accounts, etc. (two months worth)
  • Verification of tax and insurance expenses on other real estate owned (copy of mortgage statement if escrowed; otherwise a copy of the most recent annual tax bill and insurance invoice)
  • Clear copy of driver’s license for all borrowers

Additional items (when applicable):

  • For self-employed borrowers owning >= 25% in company – copies of K-1s and two most recent business returns
  • Fully recorded divorce decree and marital settlement agreement if paying or receiving alimony or child support or if down payment is coming from divorce settlement
  • Award letters for pension, social security, disability, etc.
  • For refinances – copy of the most recent mortgage statement
