What … you say you are hearing conflicting reports about real estate prices increasing? No surprise there. No economist has a crystal ball, though they’d like us to believe they do.

Here’s what you may have heard or read:

“This time next year there could be a 10% price appreciation. I would not be surprised to see that.” — Lawrence Yun, chief economist of the National Association of Realtors (NAR)

“We estimate a drop of 5-10% more.” — Morgan Stanley, about where it sees housing values heading over the next 18 months

Zillow’s Home Expectation Survey reports an average cumulative appreciation by the end of 2013 of 9%. — Includes a distinguished panel of over 100 economists, investment strategists and housing market experts

Confused? Who wouldn’t be?

Let’s think about this logically. If you delay selling your Naples home for 18 months to get less than a 1% increase in your selling price … well, it hardly seems worth the wait to start the life you really want, right?
