If you think Naples Florida is riddled with foreclosures, I’m not surprised.
The news out there paints a grim picture. For instance, a recent article by CoreLogic targets Florida as having the highest inventory of foreclosures at 11.9%.
In Naples, though, the market is not what you might expect. As of this morning, Sunshine MLS showed 6,542 homes for sale in the Naples area, including all of Golden Gate Estates. Of those 6,542 active listings, only 179 are foreclosure properties.
Surprised?
Even a report released today by RealtyTrac shows Collier County’s (the county Naples is based in) January foreclosures dropped to 257 housing units (one in every 768), down 28.21% from 358 in December, and down 5.17% from 271 units during January 2011.
This proves that real estate is indeed local. The doomsday numbers you are bombarded with from a national perspective are not relevant to what is happening in Naples Real Estate, and even regional and state numbers can miss the mark.
