Naples Real Estate Market
As Naples finds itself in the heart of its busy season, a variety of reports are coming out about current market conditions. Some are reporting a brisk real estate market on par with the past two years, while others are reporting a market slower than recent past. However, there is a common theme among both … the number of homes and condos for sale in Naples are rising.
This is not necessarily a bad thing. Naples is currently in a market with roughly six months of inventory. This equates to a very balanced market.
Many sellers, though, are accustomed to the “seller’s market” conditions and the appreciating values that were common in the past few years. As the Naples real estate market continues to balance, the appreciation rate in some areas may be affected. In many cases, the current list prices may be too aggressive for a balanced market.
Naples still has a lot of season ahead, but it is moving into a market, where, in most areas, pricing will be the key element in determining which properties sell and which ones remain on the market after season ends.
