If you’re considering new home construction in Naples, let me introduce you to a community just north of Naples in the growing town of Estero called Villa Palmeras.
Villa Palmeras came on my radar just a couple of months ago when a Texas couple I had met at an open house back in December returned to Florida to continue their search for a Naples home. I knew from their list of needs and wants that this Estero community would be perfect.
I, and my clients, were super impressed with Villa Palmeras.
First, the location is great. The community is tucked away off Three Oaks Parkway, just south of Corkscrew Road, placing it within minutes of some of the area’s most desirable shopping destinations — Miromar Outlets, Coconut Point Mall and Gulf Coast Town Center — and close to the Southwest Florida International Airport.
Second, the price point is incredible. For nearly $225,000 you can get an approximate 1,500-square-foot villa with two bedrooms, two baths and a den. And, when you add in upgrades, like granite, pocketing glass sliders, an extended lanai, tile flooring and a gourmet kitchen package, the price doesn’t skyrocket. In fact, all this only bumps the price into the mid-$200,000s.
And the community itself is just adorable. A small, gated community of attached villas, Villa Palmeras, offers preserve and lake lots, which do come at a premium and, as such, add to your bottom line. There is a community pool and spa which is included in your quarterly homeowner’s association fees which are $520. Those fees also include lawn and landscape care and common area maintenance.
But even more importantly, Villa Palmeras is right around the corner from where the new Hertz World Headquarters in Estero will be located, making it a wise Southwest Florida real estate investment.
