Great things are happening in Naples real estate, and I’m not just saying this because I am a Naples Realtor.

Let’s compare January 2013 with January 2012 …

  • Sales volume is up 12%, from $237 million to $266 million
  • Median sales price is up 17%, from $195,000 to $229,000
  • Pended sales is up 5%, with the $250,000-$500,000 price range experiencing the largest increase in the number of sales
  • Pended sales in the $1 million plus price range are up 27%

Those are some seriously amazing statistics!

New homes coming onto the market did increase slightly in January 2013 when compared with January 2012, but new listings are still below the peak level in January 2008.

Based upon closed sales for the previous 12 months, Naples real estate has a 7.5 month supply of homes for sale.
